How to Lease A Property
The initial first step is contacting us usually by the contact us / reservations form on our website. Once we have the basic information on what you are looking for – we can search our portfolio of properties and identify options and alternatives. The speed of response is usually within a few minutes to hours. We will usually provide a few options and electronic photos to help you get a sense and feel or the property. We look for your feedback to identify a potential match.

Following the application submission you will receive a link to complete, authorize and pay for the background check service. Once we receive this information we will provide you with a final decision / approval and begin the lease process.
3. Lease & Deposit
Pending approval the next step is to complete a lease and submit your deposit. In most cases we can do this electronically.
Move into your new residence and enjoy. One of our associates can meet you with keys or we can provide a lockbox service to ensure your keys are on-site for a late night or unclear arrival time.

After we find a property that matches your needs, time frame and budget we will send you an application. Simply complete, sign and return the application (electronically) and we will process the application.
2. Background Check
Once we have received, processed and favorably decisioned your application – the next step is to complete a lease and submit your deposit. In most cases we can do this electronically – however a small processing fee may apply to credit and debit transactions.
3.Lease
Move into your new residence and enjoy. One of our associates can meet you with keys or we can provide a lockbox service to ensure your keys are on-site for a late night or unclear arrival time.
What is included
What is Included in the Monthly Lease Rate?
Our model is simple we charge a monthly fee* which includes everything outlined below. It is that simple, we do require a small deposit, and we handle all of the paperwork electronically, and can take payments over the phone as well (service fees may apply).
Our leases and lease fees include:
- All Utilities – Including electricity, cable and Internet services.
- Parking
- Furniture & Linens
- Housewares – Including place settings, silverware, glassware, pots, pans and cooking utensils.
We have staffing and systems in place to take care of after hours and weekend arrivals, and have a staff of service providers that can tend to the property whether its a question about how to start the dishwasher or where to obtain an extra set of keys we have you covered.
Are Wine Glasses Included?
We receive that question all of the time – are there wine glasses, how about flatware and place settings? Here is what you can expect –
· Fully functioning 4 appliance kitchen (refrigerator, oven and range, dishwasher, microwave) with wine glasses, glassware, place settings, flatware, pots and pans, garbage disposal, coffee maker, and toaster.
· A well decorated and fully functioning living room with a flat-screen (some have Smart TVs), WiFi network, and a cable modem connection.
· Fully operational in property laundry facilities including a washer and dryer along with an iron and ironing board.
· King and / or Queen bed(s) fully made with a full set of sheets, numerous pillows, coverlet/ duvet or bed spread.
· Fully outfitted bathroom(s) including towels, hand towels and wash clothes, completely ready showers and tubs with shower curtains in place.
· Prepped closet(s) with hangers.
· A tastefully decorated property with attractive wall art.
· For properties that have a patio or balcony – outdoor patio furniture.
· Parking (for above and below ground parking garages vehicle height limitations may apply)
· A welcome basket to help you get started including: an initial set of dishwasher pods, laundry detergent, fabric sheets, disinfectant wipes, dish soap, paper towels, … as well as other items to help you get started.
